San Carlos “New Listing of the Week” — 2630 Howard Avenue

New is Good.

With the way inventory looks right now in San Carlos, it’s becoming newsworthy when  any new listing comes on the market.   But regardless of what the market conditions happen to be, it’s always worth noting when a newly-built home becomes available in San Carlos, because brand-new construction is a relative rarity here.   Since there’s virtually no uncommitted land available on which to build new homes,  new homes usually appear where an older home once stood.   Such is the case with this nice home – or in this case, two homes.

2630 Howard Avenue.

The huge, older Spanish-style home that once stood on the 11,300 square foot lot at 2622 Howard Avenue has been transformed into two brand-new custom homes.  The first of these to come on the market is the one at 2630 Howard Avenue, which is being offered at $1,695,000 by Anna Wong of Alain Pinel Realtors.   This 4 bedroom/3 bathroom home has over 3,000 square feet of living space, and sits on a nicely landscaped 5,650 square foot lot.

Smart Design.

One of the great things about new construction is that it gives the architect and builder a clean slate to work with, instead of partial-remodels where they’re constrained by the existing structure.  As such, you’d expect a very intelligent layout with a brand new home — and this home delivers.   The upstairs bedrooms are spacious and well appointed, with the gorgeous master suite located at the rear of the home for maximum quiet and privacy.    But the real showpiece of this home is the kitchen/family room area.  Since most people now tend to entertain in their kitchen and family room area, it’s essential to many home buyers that these two rooms flow together in a “great room” configuration.   The great room in this home is one of the best that I’ve seen.

New Listing of the Week in San Carlos: 1241 Crestview Drive

Sometimes the criteria varies when I decide on a “New Listing of the Week.”   It may be the nicest home to hit the market that week, or perhaps it’s in a noteworthy location.  Other times I’ll highlight one because it appears to be an exceptional value.   This week’s winner at 1241 Crestview Drive has a little bit of all of these.  This home has 3-bedrooms, 2.5-baths, with 2,300 square foot of living space on a big 9,380 square foot lot.  It’s being offered at $1,099,000 by John Herrmann of RE/MAX Today.

This home is priced very well for its size — at 2,300 square feet, that calculates out to about $478/square foot, which is a great deal in San Carlos, regardless of the condition of the home.  And this home has a ton of good things going for it.   The layout is very spacious, with a lofty entry that features some big arches.  There’s hardwood and carpet on both levels, which is a nice touch.   The kitchen is pretty much original, but it wouldn’t take much to spruce it up.

The lot has been recently landscaped, and the back yard is very pleasant and private.   The home is near the top of the the first hill on Crestview (close to the intersection of La Mesa) which is nice for a couple of reasons:  the grade starts to flatten out, so it’s not as steep as some homes further down the hill.  And it’s up high enough to get some good views.

Crestview has always been an ideal location for folks who use Highway 280 for commute access, so this is a big plus.   The final big plus?  Check out that 3-car garage….nice.

What Sold, and What’s New in San Carlos — Week of 4/27/08

New listings once again out-paced closed escrows this week, giving a boost to the available inventory. It’s now up to about 60 active single family listings, which it hasn’t been at for quite some time. As far as home sales are concerned, it was an interesting week — three of the “centurions” (homes that were on the market for 100 days or more) coincidentally closed escrow this week. It’s a little odd seeing numbers like these in San Carlos, but it’s normal in many other communities around the Bay Area. We have been riding a hot market for quite a while.

What Sold, and What’s New in San Carlos — Week of 4/13/08

The pace sure dropped off from last week, which shouldn’t be a surprise. The frenzied rate of new listings and home sales that hit San Carlos last week was certainly above average, and not a sustainable pace for a town the size of San Carlos. This week’s results are more typical. Note that new listings once again outnumbered closed sales, which results in a higher inventory. As of this writing, the number of active listings in San Carlos now stands at 59, which I believe is the highest level so far this year.

Somebody opened the floodgates for new listings this week. Inventory shot back up to normal levels, with the number of new listings far exceeding the number of homes sold. I’m pretty sure this is biggest week for new listings so far this year — as of the time of this post, there are 55 active listings in San Carlos. The pace of sales and new listings certainly kicked up a notch last week. For the second week in a row, more homes sold below asking than above. Of the eight homes that closed escrow this past week, two got above asking price, one sold at list, and five sold below. That’s an interesting trend — we’ll have to see if it continues. 325 Pearl Avenue — the Analysis of a Flip.

Flipping homes is a numbers game — you either make a profit, or you don’t. It’s that simple. When contractors decide to remodel a house and flip it, they must have a firm grasp on what numbers are required to make the effort financially worthwhile.

So when I saw that a much different version of 325 Pearl Avenue in the White Oaks neighborhood came back on the market after just 7 months after its last sale, my interest was definitely piqued. (The current sale of 325 Pearl Ave is being offered by Greg Celotti of Alain Pinel Realtors)

First, a quick history on this home: It sold in July 2007 for $1,070,000, which was a whopping $191,000 premium over the asking price of $879,000. I heard that the winning offer competed with 9 or 10 others that were submitted. When I reviewed the original house, I referred to it as a “BYOB” … which stands for Bring Your Own Bulldozer. Truly the only redeeming value of this listing was the lot — a prime 7,500 square foot lot on a great White Oaks Street. Every inch of the house desperately needed some degree of upgrading. Here’s the specs on the original:

Fast forward 7 months later to today, and here’s the new version of 325 Pearl Ave. By comparing the specs, it appears that they added a bedroom and a bathroom, and increased the square footage from 1,730 sq ft to 2,188 sq feet. Here’s the specs on the “new” place:

Clearly, this remodel was much more than just a coat of paint and some new carpets. The builder did a marvelous job updating this home. The difference is stunning — it looks completely different from the original place. So what’s my point?

Well, let’s take a closer look at the numbers. It’s currently listed for $1,298,000 — a difference of only $228,000 from what it was purchased for. Assume for this exercise that it eventually sells for the asking price minus a 5% cost of sale, and an assorted $500 in additional fees. That takes a bite of $65,400 out of that difference, which would leaves only approximately $162,600 to work with.

The remaining profit of ~ $162,600 must now fund the cost of carrying the mortgage for 7 months, and the material cost and labor of the remodel (and landscaping.) How much is this? I wouldn’t even venture a guess. But considering that most contractors want to see a profit of $100k (or more) on a 7 month project to make it worthwhile, you’re really left with three possible conclusions:

  1. The builder is banking on getting significantly more than list price, or
  2. They’re going to have to be happy with a current margin on this flip.
  3. My analysis is completely off-base :-)
