Inventory Analysis

Not only did inventory remain low this week — it actually dropped again, as pending sales outpaced new listings.  Once again, we’re below 30 homes for sale in all of San Carlos.  Interesting to note that those 29 homes that are on the market have been there for an average of 83 days — so while some homes are moving quickly, not all of them are.

Inventory Analysis

Things are certainly heating up in the world of San Carlos real estate.  For the second week in a row, there has been a healthy influx of new listings – but for the second consecutive week, homes have been selling at virtually the same rate as they’re coming on the market.  Just look at the number of homes that went into contract this week (see below) and how fast they sold.   5 of the 7 that sold were on the market for less than 2 weeks.

The San Carlos Real Estate Week in Review:  2/13/10

Inventory Analysis

Finally, a significant surge in inventory — and what do you know….it’s the week after the Super Bowl!   This week’s surge was the biggest one-week increase that we have seen in new listings for months, and it didn’t take very long for some of these to sell.   This is great news for buyers, but multiple offers are still happening, and prices are being driven over list price .   This is a strong indication that there’s still no balance in this market.

Inventory Analysis

Well, we keep waiting for a jump in new listings and sales activity, but it has yet to materialize so far this year.    The good news is that homes are getting purchased at about the same rate as new listings are coming on the market, hence the inventory has stayed in the 20’s regardless of the activity.  But the rate at which new listings are coming up is still pretty slow, and a number of the listings that do come on are actually re-lists from last year.   The pace should start to pick up as we get closer to the spring buying season.

Inventory Analysis

Lack of new inventory continues to hamstring the recovery of the real estate market in San Carlos.    Despite all of the activity below, the number of active listings only oscillated between 24-28 this week.   There are still far more interested buyers than there are homes to choose from, so we’ll remain in an inventory shortage situation for the upcoming weeks.  That’s good news for sellers.

Inventory Analysis

You may notice a new look and feel to the “Week in Review” series.  Aside from the obvious change of scenery with the new blog layout, you may notice a new addition to the report:  Condos & Townhouses.    Historically, I haven’t tracked condo listings and sales in this report, but at the suggestion of a loyal reader, I will start doing so this week.   This makes total sense, since condo and townhouse sales do make up a significant portion of the total real estate sales each year in San Carlos.   So if condos are your thing, scroll to the bottom of the report!

The San Carlos Real Estate Week in Review:  12/26/09

This week, the total number of homes sold so far this month surpassed the total for all of December 2008.  Why is this significant?  Because it’s the fourth month in a row where sales have increased over the year-ago period.    This is a strong indicator that the San Carlos market is working its way out of the recessionary slump that held the market down for the first two-thirds of 2009.   Since January of ‘09 was a weak month, I wouldn’t be at all surprised to see this trend continue into the new year.

The San Carlos Real Estate Week in Review:  12/19/09

Inventory continued to drop this past week due to combination of a few homes selling, and some of the older listings being pulled off the market.  At the end of the week, the inventory count dropped to 25, which is the lowest level reached this year.   Rebuilding the inventory to normal levels isn’t going to happen overnight, but look for January to be a busy month.    There are definitely new listings that will be coming early in the new year.
