Inventory Analysis

If you haven’t noticed the trend yet, most new listings in San Carlos hit the market on either a Monday (to catch broker’s tour), or Friday (in time for the weekend open houses).   So if you’re looking for new listings, these are the two days to watch closely.  This past week, Friday brought us a strong surge of new listings as 5 new homes came on the market — and all were below the $1M mark, which is still the most active segment in San Carlos.   But with all of that new activity, we’re still below 30 homes for sale in all of San Carlos!

And for yet another week, there are more homes pending sale than there are active listings.

Inventory Analysis

Not only did inventory remain low this week — it actually dropped again, as pending sales outpaced new listings.  Once again, we’re below 30 homes for sale in all of San Carlos.  Interesting to note that those 29 homes that are on the market have been there for an average of 83 days — so while some homes are moving quickly, not all of them are.

Inventory Analysis

Things are certainly heating up in the world of San Carlos real estate.  For the second week in a row, there has been a healthy influx of new listings – but for the second consecutive week, homes have been selling at virtually the same rate as they’re coming on the market.  Just look at the number of homes that went into contract this week (see below) and how fast they sold.   5 of the 7 that sold were on the market for less than 2 weeks.

The San Carlos Real Estate Week in Review:  2/13/10

Inventory Analysis

Finally, a significant surge in inventory — and what do you know….it’s the week after the Super Bowl!   This week’s surge was the biggest one-week increase that we have seen in new listings for months, and it didn’t take very long for some of these to sell.   This is great news for buyers, but multiple offers are still happening, and prices are being driven over list price .   This is a strong indication that there’s still no balance in this market.

Inventory Analysis

Virtually all of the inventory churn continues to happen in the sub-$1M range.  This past week, with the exception of the new listing at 813 Tamarack, all of the other listings, pendings, and sold properties were below $1M.     The entry-level market once again is carrying the market in San Carlos.

Inventory Analysis

The number of homes for sale in San Carlos finally pushed back above the 20’s for the first time in several weeks.  And unless a bunch of these 30 homes suddenly go into contract, the inventory count should stay above 30 for awhile — there are a couple of additional new listings just around the corner on Cedar Street and Greenwood Avenue.  Finally, the spring buying season is heating up.   That’s good news, because January was a dud compared to expectations.  Stay tuned later this week for January’s Report Card on the site.

The San Carlos Real Estate Week in Review:  1/23/10

Inventory Analysis

Well, we keep waiting for a jump in new listings and sales activity, but it has yet to materialize so far this year.    The good news is that homes are getting purchased at about the same rate as new listings are coming on the market, hence the inventory has stayed in the 20’s regardless of the activity.  But the rate at which new listings are coming up is still pretty slow, and a number of the listings that do come on are actually re-lists from last year.   The pace should start to pick up as we get closer to the spring buying season.

Inventory Analysis

Lack of new inventory continues to hamstring the recovery of the real estate market in San Carlos.    Despite all of the activity below, the number of active listings only oscillated between 24-28 this week.   There are still far more interested buyers than there are homes to choose from, so we’ll remain in an inventory shortage situation for the upcoming weeks.  That’s good news for sellers.
