140 Park Avenue, San Carlos: A Much-Needed (and off-market) Listing in White Oaks.

If you take a look on the MLS, you’ll find that there are only 5 homes currently for sale in all of White Oaks.  That’s an insanely low number, and it has proven to be a huge source of  frustration for home buyers who’d like to call White Oaks home.    And I expect that number will drop even further next week, since I don’t expect Sherry Cottonaro’s outstanding listing at 2043 Saint Francis Way will stay on the market for very long — that one is a really nice house, and at $899,000 it’s priced incredibly well, putting it in that sweet spot of the sub-$1M segment.

So outside of this home, there’s not much to choose from, and there certainly isn’t a listing that’s inside a month-old in all of White Oaks…until now. Jami Arami, my colleague at Alain Pinel Realtors,  just announced a new listing at 140 Park Avenue in the White Oaks neighborhood of San Carlos.   Among the many noteworthy features about this house that you can read about below, is the fact that you won’t find it on the Multiple Listing Service.  It’s being sold “off-market” and by appointment only.

      Good question. I don’t know the circumstances involved in this particular situation, but sometimes when homes are sold “off-market” the owners don’t want to deal with the inconvenience of what’s involved with selling a home on the market — broker tours, open houses, and accommodating countless visitors who probably have no interest in purchasing the home (aka lookiloos.) By keeping it off-market and by appointment only, it restricts the process to just the most serious buyers. It happens more often than you might think in San Carlos, and the only way to know is when the agent reports it on the MLS later for comparison purposes.

    So if “it’s in that sweet spot of the sub-$1M segment”, how come it listed as $1.749M?

      The home that I’m referring in that statement is 2043 Saint Francis Way, which is listed at $899,000, not 140 Park Ave. Sorry for the confusion.
