The San Carlos Real Estate Week in Review: 8/15/09

August 16, 2009 "The Week in Review", *San Carlos Real Estate 1 Comment

week in review

Activity picked up nicely after last week’s slumber.  It’s pretty clear that the buyers are sticking around this summer and not disappearing during the month of August, as traditionally happens in a normal year.    The numbers aren’t that remarkable, but the fact that open houses are busy and sales activity has remained steady is in itself…well, remarkable.

Here’s a snapshot of the San Carlos market, as of 8/15. The previous week’s stats are in parentheses:

Price Range Active Pending Ratio
Homes < $1M 28 (27) 22 (23) 1.3 : 1 (1.2 : 1)
Homes $1M –$1.5M 20 (17) 10 (11) 2.0 : 1 (1.5 : 1)
Homes >$1.5M 11 (11) 2 (1) 5.5 : 1 (11: 1)
Total 58 (55) 34 (35) 1.7 : 1 (1.6 : 1)
