Signs of Life in White Oaks…

Just as I brazenly predicted (and kept my fingers crossed for) in last week’s podcast, there are some nice new listings popping up this week in White Oaks.  There are two in particular that I saw on today’s tour that I liked.  Click on the addresses for more details and photos:

1660 Walnut St.    Pictured above, this is a very clean 3BR/2BA home that is being offered at $1,100,000 by the awesome Shirley Kraus of Intero Real Estate Services.  This home has a lot going for it:  Updated kitchen, nice hardwood floors, and a 2-car garage.  At about 1,900 square feet, it’s a big 3/2.   A big draw for some will be the separate in-law unit, or “backhouse,”  which would make a killer home office or a place for extended guests.  Finally, the 6,000 square foot lot is definitely generous sized for Walnut St.

1643 Saint Francis Way:   I like this one for many of the same reasons that I like 1660 Walnut — that’s probably because the homes are so similar in size and price.   This home, which is being offered at $1,150,000 by Susan Goodrich of Cashin Company, also has 3 bedrooms and 2 bathrooms with a 2-car garage.  It’s also very clean and updated inside, and at approximately 1,610 square feet it’s only slightly smaller than the Walnut Street home.

Both of these homes are in great neighborhoods within White Oaks, and of course that gets you into the White Oaks School District which should be a plus for families with school age kids.   Both homes are a very welcome addition to that red-hot (and inventory starved) $900k – $1.3M range in San Carlos.  It’s really great to finally see some good options for buyers again in White Oaks — but be sure to get out and see both of these as soon as you can, because I think the interest level will be very high.

    Quick update: 1660 Walnut is in contract after only 8 days on the market. According to the listing agent, the open house was absolutely packed this past weekend. This is a good sign for the San Carlos market, but it’s also a testament to a well-prepared home that was priced right from the beginning. Congrats to Shirley and her clients!

    Update #2…1660 Walnut closed escrow today. It sold for $1,107,500 which was $7,500 over list. As I mentioned above, it went into contract in only 8 days, and had a relatively quick close of escrow. Congrats to both the buyer and seller!
